There's a property in Sefton Park available for just £60,000

A coach house in Sefton Park is going up for auction with a guide price of £60,000 in what could be a great money-making development opportunity.

The property, situated on an alley just off Arundel Avenue, could generate £6,000 a year in rent once given a refurbishment.

Its ground floor was previously used as a workshop, with offices and a kitchen on the first floor.

The property could become a residential conversion, or a student home, though prospective owners would need to secure planning permission.

Arundel Avenue, where properties tend to fetch north of £200,000, is a short distance from both Toxteth Park Cemetery and Sefton Park.

The property is for sale at a Sutton Kersh auction on May 25 at the Crowne Plaza hotel in Liverpool city centre.

Among the 122 lots on offer is a five-bedroom home in Mossley Hill , which has a guide price of £100,000.

It needs a full refurbishment to make it fit to live in, but the financial rewards could be great. The last terraced property to sell on Dovedale Road went for £260,000.

Also up for auction is a three-bedroom semi-detached home on Brodie Avenue in Garston. The guide price is £140,000.

According to the estate agent, there is the potential to extend the property to the side and rear, and planning permission to this effect was granted in the past.

Similar homes on Brodie Avenue have recently sold for upwards of £220,000, so again there’s money to be made for investors.

Cathy Holt, Associate Director at Sutton Kersh, said: “These are great opportunities for developers, based on the price, size and location of the properties. All three properties would be ideal for resale purposes and with the right development could add another 20-30% on top of their current values in the open market.”
